Hi everybody,
This board has so much helpful information, though I rarely post here I come on and lurk almost every day. I am planning to file for divorce within the next year, hopefully sooner rather than later. The house is in my husband's name (he bought it before we married, although I have put some of my own money into it since) so I expect he will keep it. Which means I need to find a place to live. I'd rather have a place lined up when I file, as my husband has anger issues and has been physically abusive as well as emotionally. I'd be afraid to be living in the same home as him after he knew I was leaving him.
So my options are:
1. Buy a small house - spend most of my money but have a long-term home
2. Buy a condo - spend less but probably have to move because I'd rather be in a house
3. Rent
I'd prefer to buy because it seems more stable for my kids than moving around from rental to rental. Along that reasoning, it seems better to buy a house than a condo, because I prefer having my own land and can't imagine staying in a condo more than a few years. But, while I have enough money to buy something small, I can't afford my dream home - and if I remarry, I would probably move again anyway. And, a condo would be cheaper.
For those who moved out of the marital home, where did you go? And would you recommend house, condo or rental?

I'm horrified! I knew my insurance would go up due to getting a new car but I didn't expect it to go up over $2,000. I did have an accident with the snow/ice in the winter. I was just telling my brother that I have had my car since March 2, 2026 and have only spent $75 on an oil change. Now this! I called another insurance company and their quote was over $4,000. I guess I have to pay...

If your situation is of an immediate need, I would think it may be best to rent for now, until you know what you want and where. But thats me.

One thing to consider if you buy a house is the huge expense to replace items he might take. Things for a house likely include lawn mower, lawn tractor, rakes, shovels, snow shovels, garbage cans, tree care items (clippers, saws), hoses, ALL that stuff in your garage or shed. Tools, extension cords, deck/patio furniture,, ladders - there's a lot to consider. It's a lot of work taking care of a yard - I've been doing 99% of it since we bought a house 18 years ago. Do you have the time and stamina to handle a yard and the outside of a house? Well pump, septic if you're in the sticks. Siding, roof, window repairs?
Condos and/or townhouses can be a great alternative. There is the rent to buy option some sellers offer. It all depends on what you are willing and able to handle.
I do wonder why you're already thinking ahead to the possibility of remarriage. I suggest throwing that thought out of your head. Don't rush into another relationship. If you do want to end this one, do it right, grieve, go through the process. Don't make decisions based upon some non-existent relationship you may or may not have down the road. Do what's presently right for your kids, first and foremost.
