I had mine listed with an agency but felt they really were not aggressive, and the 6% commission and 3% closing cost I can drop my price that amount. I have neighbors willing to be here when someone wants to see it, and a lawyer to do the final papers.

I just do not give out the address and tell those interested in making an appt I will show it. That is what a realty co. would do, they do not give out addresses without them coming too.

Wow.. Don't log on everyday like I use to , interesting I chose today and this post. My house is for sale also and not happy with my realtor , so I'm researching online solutions also to lower price and save commissions. A friend advise to be careful and verify they are prequalifed or paying cash with proof before allowing anyone to look, too many people casing the place for thief... I would never show it alone ... I am hoping a buyers realtor will bring me a buyer and I will only pay 3 percent instead of 6 at least...Good luck to all of us...

For sure never show your place alone - Make appts - gave them call just before they come with the address - Example: I will show you on Friday ~1:00 pm so call me as you get ready to leave and I will give you the address....I take their phone number so I have a contact number I can call them back when I set up an appt with neighbor to be here. Ask where they are coming from - give them approx time it will take to get to my place..

When they get here I was told to check their identification...but my nieghbor said he would take the vehicle liscense plate down

AND if someone makes an offer take it to a real estate lawyer to handle, they may cost but cheaper than a realtor cost.

My realtor was just not doing much - so you can save 9% commission off the top of your sale which is close or above 10,000.00 off your profit.

I had my house listed for 6 months and not one offer so ended up doing a lease option with a large enough down payment to ensure they will not back out. But, if they do, I get to keep the money and all the payments they have made on the mortgage. My former neighbors are keeping an eye on the place for me so I would know if they were destroying it. So far, very good deal. No realtor commission to pay and I could get my price.
