I Googled the issue and it sounds like you need to start by finding out what exactly is covered in your lease. I've rented from a few slum-lords, and sometimes they hide stuff like that in the fine print, making it your responsibility. Shitty, but possible.

And it also said to call the city board that oversees building codes, because that place sounds like it can't possibly be complying with any code ever written.

Thing is, if you envoke your rights, you are still hooked up with a landlord who may take a 'hostile' stance.

You MIGHT want to tell him .. "Either fix the problems, or let me out of the lease, or I report the code violations to the City." J

ust be prepared for his reaction .. whatever it might be.

I guess the landlord said he would fix these things quickly, in order to get you to sign the lease, yes?

Keep careful track of each call you make (date & time) and take photos of the repairs needed.

This will serve you well if you end up in court.

thanks guys, i dont think its the landlord, just the workers he employs, i think they take the piss basically. the house has been completely renovated to a high standard, its just the little outstanding jobs arent getting done, i feel a tit keep txing landlord but what else can i do ? electrician keeps saying he is coming but never turns up :(

With the plumbing issues and bare wires it sounds like to me that the house is not up to local codes and should not have been rented. You might want to contact the local code inforcement office. Not sure what is in the lease but if the landloard feels you turned him in he might want to break the lease and force you to leave.

In some states (are you in America?) you can withold rent until necessary repairs are made. Things like exposed wires can be a serious safety issue!

I agree with the others, consider contacting the local housing authorities and let them know about the dangers in your place.

You should report them to the city (town, whatever) There are codes that have to be followed. I hope you can get it fixed soon hon. Threaten a lawsuit...that usually gets things done! x

Is it possible to actually speak with the landlord instead of texting? IF you could talk directly to him I think it would be better because you can express your concerns in a way that he will understand isn't you just whiny and complaining about every little thing ( not that you are) you have no way of knowing what his workers are telling him, we had a guy here to took the work orders but did nothing then told the office the work was done. The issue of bare wires though is a serious one, fire hazard shock hazard, not to be messed with. I used to try and fix my own things around here, when the rent was reasonable, since they jacked it up I expect them to provide the services they are meant to.
