So, a few months ago I decided to buy a townhouse. Sounds good, but I made a silly mistake of bidding on short sale. The short sale had another buyer who'd backed out, so I fell for the lie that this one would go fast because the bank had already approved the first seller. Wrong. Soon after I signed the three month contract and a month into the process, I realize the bank isn't moving faster. I was so discusted because my realtor had lead me to believe that it would go faster. Add in I'd refused to sign the contract until my lawyer looked at it and he approved it, but then forwarded it to a real estate lawyer after having me sign it. By the time she got the contract, it was too late for her to add a clause that would let me out of my contract in two months. So now I stuck for three months.

Back to my story: Last week I called my lawyer and asked what would it take for me to get out of my contract. She said I would have to give up the earnest money but that's it. So, I go out, find another house, bid on it and got it. It's beautiful. I put down my earnest money, called my lawyer and guess what guys. She tells me I could be sued for getting out of the first contract. And I said, why didn't you tell me that when I asked you last week? At which point she tells me that she'd told me to call her back when I found something else. Not true. She's covering her butt.

Anyhow, she tells me that in her 15 years in practise, no one has ever sued a potential buyer for getting out of a contract. They take the earnest money and move on, she said.

So, of course you can probably guess the rest: The sellers lawyer has said that they are holding me to my contract. The seller's bank hasn't approved the sell. And I'll be homeless in less than two months because I've already given notice at my apartment.

My advise. Be your own lawyer and realtor. None of this would have happened if I'd been told the truth. Another case of a widow being taken advantage of.
