As far as you questioning his intent (the whole mooching factor) trust your gut!!!!!! It's few and far between when someone trusts their instincts that they regret it, but too often they regret not following them!
The only think I can advise is to weigh out your pros and cons and if you read your post again you will see that you listed a heck of a lot more cons then pros in this relationship. Now it is up to you to decide how you wish to your life now and in the future. Wishing you the very best and hoping whatever decision you make will make you happy in the future:)
This guy is NEVER going to commit to you. He is living with Mom paying NO rent,utilities, etc... he stays with you for 3 to 4 days during the week, paying NO rent, utilities, etc... Why would he want to change that? He is mooching from you and from Mom, Mom gave birth to him, you didn't! So send his arse packing, you need to stop wasting your time with him, and find yourself a man that wants and appreciates you. Plus, he is an alcoholic!,Enough said!
He's an alcoholic... his first, last and only love is alcohol.
It's natural that you look for all the positive reasons for staying with him... but honestly, do they outweigh the fact that he's an alcoholic? He's using you and his mother and he gets away with it because he's charming. He knows that.
You can't change him - so you need to change your own situation and move on to someone who is more worthy of your love.
It may be worth reflecting on this...

I don't see what it is about the guy that is so loveable, but he obviously arouses some nurturing thing in you, so take a look at that, divert it toward yourself, and then decide who you want to direct it to next...NOT him.
And why do you think that he loves you?

He may be a wonderful person most of the time but you are fooling yourself to think he treats you very well - in that someone that treats you well doesn't take advantage of you.
I'm sorry you find yourself in this situation, it must be difficult. It sounds like you're seeing the real him though and finally getting fed up with it, that's a good thing.
