I posted a few weeks ago about a house we are trying to buy - the appraisal had come in low and they ordered a second one. We found out yesterday that the appraisal came in at the purchase price and has been cleared by the underwriter's, so we will be closing escrow on the new house next Monday. I had completely lost interest in this because of the poor job both the realtors and the loan officer have done on this transaction, but my husband wants me to be excited about it, so I am working on my attitude adjustment now lol.
The best thing about this is that I currently own a nail salon/gift shop, and will be able to move it into our new home! The master suite is right next to the front entrance of the home, so I will use that space (about 300 square feet). All but one of my clients has indicated that they will follow me to the new location.
This will be great for me in dealing with CP. Last October I switched to part time, 2-3 long days a week which leave me exhausted. Now I will work 4 days a week in my own home, and spread out the part time hours over 4 days of the week, with NO commute. Now I have to figure out the max number of services per day and the max per week, and just close my calendar for the week once those quotas are met. I know with my workaholic tendencies it would be too too easy to take on too much.
So, this weekend will be spent shopping for paint and flooring - then next week (on my days off and on the weekend) I will start painting, then DH will put new flooring in the house. I'm a little nervous about how well I will hold up doing all the painting, but it's only a 1440 square foot house, so maybe it won't be too much for me... If it is then DH will just have to help me paint, even though he's a bear about it because he doesn't like to paint.

Moving itself is a drag, but once you are settled in I hope you love it.
I will hire two people to help my husband move everything. That's what I did when we moved almost two years ago - so all I had to do was pack and unpack boxes, but never even lifted a box so I kept my pain levels in check. Then I hired a woman to do the cleaning of the old house. We actually were 95% moved and unpacked in just 3 days because of the helpers, so it's really worth it and I will do it again this time.
First order is to get the painting and flooring done, then move the salon in by early May. Once that's done we will commence actually moving in, so I'll probably be working at the new house before we even move in.

Stupid zoning rules here won't allow business in a home unless its a business with virtually no foot traffic, like an engineer who just works at home and no clients come in. Nail techs and hairdressers aren't allowed by state law to work in their home.
Think how many more people could own a small business without so many rules!
We are supposed to sign the loan/closing docs tomorrow - I reviewed the paperwork tonight and they are trying to overcharge us by about $1,400, plus there are RESPA violations to the tune of several hundred more! I spent about three hours looking up all the laws online, finding the exact sections of the law, and typing out an email outlining the numerous errors along with links to the government site for the regulations. Crazy. It's a good thing I was a loan officer in my previous life... Of course, I had this information more at my fingertips back then. Love love love the internet!
So, now I have to wait and see tomorrow if the lender will clean up the paperwork in time for us to sign at 12:00!
