My advice about selling your home. Clean, and de-clutter everything from top to bottom, inside and out. You're likely move into a smaller place...so now's the time to gut. Make your closets look like showplaces. Fix all of the small things. Hire a handman for the day (or week) if you have to. Paint.
If there's something like a cracked sidewalk that the town will make you fix before you sell the house...go ahead and do it now. You want the fewest number of surprises that you can get.
