tim offered me a job financing his park models or commissions selling any of his mobiles//richard's/

not even sure where to write this...had a photo to upload as an avatar from free avatars on yahoo, but no clue how to do it.  anyone know step by step how to do that?
picture perfect day today.  78 degrees and sunny.  beautiful the entire time.  and very long day. 
went to richard's mobile as a pitstop before br's colony last night and fell asleep at richard's until this morning.  took a soak in hot tub, much needed, hung out with the cats and headed out to my favorite mom and pop for breakfast.  yay.  the best day at that cafe is sunday, its not as crowded.  gets very crowded. 
ran into tim, who owns the park where richard is, and several other parks and he offered me a job financing their models and a commission for any sales etc., he has seven that are for sale.  they can't find a bank to finance at his rv parks by lake ochachobee which is 3 hours south of here, and i told him, most banks won't do anything under 900 square feet AND without one's own land.  however, i do know of ONE bank on the west coast that does window financing, who may -- or in a better market might.  i also learned that rv parks with full amenities only charge $200 per month lot rent and you can stay ten months.  good for people to know, that go completely broke and it comes with full amenities, clubhouse, spa, swimming pools, golf, tennis.  wow!  always good to know about exit doors and other ways to easily live just in case anything happens.  EVERYONE needs to know stuff like that. 
he's also looking for managers for his properties who have maintenance skills.  he owns eleven of these places between florida and arizona and travels from place to place, though he's from lakeland.  i think he said he has ten partners, but he is the one that actually shows up.  he says the real money in these mobile places is in collecting lot rents, which explains why hector gives his away for FREE if the mobile needs work and the person has vacated.  hector's park is always full.  this new guy, doesn't pull credit either, just a criminal backround check.  he also owner finances at 5 percent for any number of years up to 40.  he says his mobiles are fully gutted and re-done.  he also has a doublewide modular for 25,000 that he will finance inside his park.  and he sets up modulars and mobiles as part of his overall business.  it was very interesting, because mobiles are so popular in most of florida.  the one's on golf courses go for around 100,000 new.  and he says some of the rv's are like that as well - boats are even more.   the people have deep pockets and spend most of their time travelling mostly by rv and boat.  what a weird morning.  he came by, because he wanted to be sure that mr is trying to sell the mobile and i told him she is.  
went to br's and fed the tiger cat, the others weren't there today.  have to try to get him fixed asap.  then to the hope store which didn't have much as far as deals go and they don't advertise.  they also ring wrong a lot when they have deals as the cashier won't know unless you point it out.   i still haven't checked my receipt from last time and you feel awkward with it because its a church co-op and there is christian rock music playing in the backround...i'll probably never check because its going to a good cause...  
went and got mail and sent out two bills.  one of which i think got caught in the shoot.  went to see the house by the river that k likes, i'm stunned he likes it because the houses are right next to each other on 50 foot wide lots...and then to the 3 lot, one house property we found a few months ago, it appears someone is cleaning it up for sale from the same real estate company but different mortgage company which means the mortgage company holding the property SOLD this one to a different company who wants more money for it and the price for that house will end up higher.  the house looks beautiful cleaned up on the outside.   that one should have been picked up by someone, when it first came in.   its much more picturesque than the house on the skinny lot by the intracoastal. 
then finally got to my house down south at 2 p.m., which gave me 30 minutes to take care of my own animals, switch clothes and head out again.  lol.  one of those kinds of days.  
so now i am up north and i figured i'd chill out tryng to figure out this new profile and how to upload free avatars from yahoo to here and i can't figure it out.  ANYONE KNOW HOW TO DO THIS?

To load the avatars you will first have to download them to your computer. Then upload them to DS. Sometimes you might have to reduce the file size as DS will not upload a large file or too many pictures at one time.

Enjoyed this journal and I see you got the directions. Are you considering the job offer at all. Sounds like the business side could be good. The big yellow machines are outside picking all the green beans. Have a good one. Love U Kiddo XXOO

yes. i wouldn\'t quit my job. i\'d just add it to our client list. the sales end of the job would be different and managing a park, if i did that, would be different. nice to know its there. not sure about the management part. the financial part is what i do already so, nice perk if its any good. smaller finance companies DO finance all kinds of things that brokerage places and retail banks don\'t. they have higher interest and we use some of them for people with shakey credit. you use any place that is willing to finance. we also have private lenders that do loans, but all of them have a very short cap of how many they do. actually banks have a cap as well. banks are owned and backed by PEOPLE and the public always forgets that. banks can and DO run out of money as well.

its ironic if i end up making money with the mobiles because i have known about them for TEN years and i was always afraid of them, that they would blow away or something. i even knew someone who used to flip them and do owner financing on them, and made 500,000 clear in ten years from doing that (from what i hear lost it all too when he switched to flipping houses during the bubble and it all tanked and people couldn\'t sell fast enough. very sad if he really got caught in all that.) I used to talk people out of mobiles. i only became \"for them\" when i hurt my knee two years ago and discovered a person can get around with no trouble at all really, in a mobile, they are set up for someone who is disabled. was very impressed with that and what a relief to know there is something like that out there. like a little village really. so now i\'ve changed all of my ideas with it. i do think some of those parks have a very high lot rent. tim claims its high to keep out the riff raff. could be true.
