House Inspection Complete, Take 2

The house I'm currently under contract for/with just had the home inspection today (take 2). Nothing too earth shattering... although more than I expected for a house being labelled "a full renovation." My main concerns were that the HVAC system didn't turn on and there are a couple of active leaks being detected. I'm having my agent ask the seller to address those issues. That would leave a broken dishwasher, an overhead lighting issue (main bedroom), outdoor drain extensions, deck sealing, attic insulation, and junction boxes on my to-do list. Most of it I can do myself, which will equal big savings, thankfully.


Is it ever easy to buy a home? *sigh* It's been so long since I've done this. Perhaps I've forgotten how tough and mildly disheartening it can be... On the upside, so far there's nothing really major that would make me walk away, and I can do the repairs in such a manner that it would make this place even more fitting as a home for my family.


Now the hubby and I wait for the appraisal (a definite source of fear after the shock we received on the previous attempted purchase)... not sure when that will happen yet...I'm waiting to hear back.

The hvAc could be expensive, be cautious. Sounds like a lot of work. I hope you guys are up for it. Me, I would move on, good luck.

There's no perfect house. Big things are price, home size/yard, and location. If you can't afford a medium sized repair on the house that you're buying....you're paying too much.

Hey there, Briggy! We are asking the seller to fix it, so I think it will be ok. The hubby and I are pretty handy around the house, so we can take a lot on. We aren't ready to walk away again, as we need to make a move work soon for his job. This house is definitely better than the last one... so far. The biggest unknown at this point is the appraisal.

Good afternoon, Patti! Yes, I sooooo agree. There are no perfect houses. After a quick chat with the inspector today, I feel much better about the property. We are doing this whole thing site unseen, as we are over 500+ miles away. That amps up the fear factor. LOL!

Just heard back, and the seller is going to fix the HVAC and the leaks, as well as cover the closing costs. Now I'm getting even happier!
