Cross Fingers and Toes

After just 3 days on the market I have a cash offer! There are more showings set for today, but also a man from NJ who has sold his home and realtor is giving him a virtual tour this afternoon. After I hear of his tour I  plan on going with the cash deal. 

 Cash offer wanted immediate response, realtor said well getback to her soon....I don't want a chance to slip by....again. 

I need this done.
