Bad doctors

Score another one for the therapist.   She agrees with me 100 percent that medicine in our region is horrible, and outdated.  So today I saw the worst g.p. I've ever seen.  He had the worst assistants, and he himself read on his computer and then said he had other patients to see.  Huh?!?  When I forced the issue he told me there is a blood test for CFS  (there isn't ) and fibro, and basically his knowledge was outdated in 1992.  And on top of all that, he said he wouldn't prescribe the medicines that help me because they are psychiatric  (they are not).

Yikes!  The g.p. i have is very expensive, and has gotten disrespectful of late, and the therapist agrees with me about him too,  but I seem to have no choice but to stay with him

At least i have some support about how I've been feeling about doctors around here.  I know it's not me.  That's something.

So now I'm panicking about money.  The concierge doctor,  the therapist,  the house cleaner/organizer.  And my refinance depends on an appraisal,  which means the pressure is on to clear out the clutter and get the house cleaned.  The banker said the house should look like i am ready to sell it.  Is he kidding?  I don't want to sell.  That requires everything to be fixed.  And painted, etc.  I want to refinance, not sell. Panic. Sleep?

Oh. Good. Grief.
OK, first of all, and this is ocming from the wife of a guy who has 20 years in the mortgage industry... Clean, no obvious damage (e.g., your electric doesn't work, your toilets won't work, holes in the walls, no bugs). He's dictating as I type, sorry. OK, back to him. Clutter is a problem b/c what's "clean but okay" to one isn't the same to another. Usually a refinance appraisal is "cursory", but if you look remotely like "Hoarders" (I quote Hubby, don't yell at me), then you're screwed. Also, FHA appraisers are tougher than most others.

Sale-ready is a bit extreme, but (I quote hubby) clean and as decluttered as you can make it, and if you have hole s in th eroof, you gotta fix those anyway.

So deep breaths, okay? The appraiser has to be able to walk through, see if you're hiding major damage behind a couch or pile of stuff, and evaluate if the house is worth refinancing, not if it's ready to sell. Refinance appraisals aren't usually as strict as sale appraisals. They don't ahve to be, for one thing. You're the one living there. Not like you're going to put conditions on the loan like "And the owner has to fix this".

Summer busy season for home sales is a good time to get appraised. They'll be willing to walk faster, basically.

I know it's stressful, but you gotta do what you gotta do, okay? Even if all you can do is put on primer and not a real paint coat, that helps. (Depends. Is your paint exterior and falling off the house, or is it interior and just dirty and old?) The appraiser will note things that they think need to be seen to, once the report is given, so you can just deal with it after and get re-appraised/inspected, okay? It's extra money to do that, but seems to beat insanity....?

OK, shutting up now.
