A BUSY MORNING AROUND HERE

Right on schedule, the Home Inspector, the Buyer and the Buyer's Agent showed up at 9:00 a.m. Due to the inclement weather, my realtor declined to make the trip out from Baltimore and I told her I would be fine with all this activity going on. She had forewarned me that a Home Inspection was like "having a root canal and a D&C at the same time -- WITHOUT ANESTHESIA." In truth, it wasn't at all like that. The Inspector was very friendly and answered all my questions, as I had never seen one of these done before. He also asked ME a lot of questions and LOVED THE CATS! Anybody who likes cats can't be all bad.
While they were going through the house, the Appraiser arrived on schedule at 11:00. He looked like a pup of about 17 years old; very nice young man with a friendly demeanor and a great sense of humor. I walked him on the "grand tour" outside FIRST as I didn't want to get in the way of the Home Inspector. He also said he loved the place...the quiet and the privacy here...and made all favorable comments about the improvements I have made here in 25 years.
When we finished outside, he came into the house. Worked out perfectly because by then, the Inspector was ready to move on to the basement. Less people under foot.
That done, the Appraiser went outside to take measurements and thanked me for my help.
The Inspector and the others left about 12:15. Now the house seems empty and quiet -- haven't had that much company here since Christmas LOL!
The well yield test and septic tests are still scheduled for Wednesday. The Buyer's Agent will be here for that and will stay until the well yield test is complete since I have to leave at 10:00 a.m. to go to my Godmother's memorial service.
Called the florist and told them I didn't want "funeral flowers" -- that I want "bright and cheery cut flowers in a vase with LOTS OF PINK." They will deliver them to the funeral home tomorrow by noon so it will be there before the first viewing at 2:00 p.m. I had them sign the card "To our Fairy Godmother -- Godspeed!" with love from Tom & Kathi.
So what else...? Half the day is gone already and needless to say, I have accomplished NOTHING of consequence. I sort of figured it would be a wasted day. Have to run into town to pick up a prescription but I'm not wasting any time. The freezing rain/drizzle/sneet mix we've been having all morning has abated. The wind is kicking up and the temperature is now about freezing (a whopping 33.1 degrees now). Jake & Woody INSISTED on going out earlier, but didn't stay out long. They are both now nestled back in their favorite sleeping spots. No sign of Tater or Rosa who HID the entire time all those men were here. Surprised me a bit, because Rosa LOVES MEN. Such a femme fatale that one is.
My realtor said we will only get a written report of the Home Inspection if the Buyer wants anything fixed. I said that from the part of the report I heard them going over, nothing is major. It's pretty apparent they LOVE this place and are as anxious to get to Closing as I am. They have two "regular size" horses (a Thoroughbred and a Tennesse Walker; a MULE and a miniature horse) and -- just like us -- FOUR CATS. I sure hope I get to "meet" all their critters at some point in time. I just LOVE animals of all kinds.
That's it for now. Will keep you all posted. Please continue to send POSITIVE VIBES my way and hope that all this inspection/appraisal stuff goes off without a hitch. Still have the young couple as "backup" in case something falls apart in current negotiations, but my realtor doesn't seem to think that's going to happen.
Onward and upward -- really looking forward to making this big change!

How cool is that? All went so well, people are nice and friendly and, well, the weather wasn\'t much help. LOL! I wish that I could meet your cats! Yes, I do. One of the members of the host family here in Thai Binh got this orange calico cat with a very strangely deformed tail. It is a really nice guy! Dante even loved him and, from his experience with that cat, called \"Meo,\" which means cat in Vietnamese, he was looking at a cat at dinner last night and literally doing a small whine! He is not allowed off of my lap when we are in open public spaces and held true to his training. Like the mommy that I am, I coddled him and reassured him that all was fine. This cat lives with a dog as well! They seem to get along as there is no drama. Funny how cats and dogs seem to be the great interest of so many people, even here where they eat them as well . . . . .

We just put our house on the market as we got a contract last week on yet another house.

Everything is on contingency, so we\'ll wait until the winds of change blow the dominoes down.

I also had a really nice home inspector. He answered my questions, seemed very honest, and later when I called and asked him about my dishwasher (the previous owner had never used it and it wasn\'t working for me--inspector was the only person to successfully see it run), he offered to come over and fix it for me!

I\'m sure there are lots of home buying horror stories, but I will keep all positive thoughts for you.

Great to hear everythings going so smoothly. First a well deserved vacation, which can also be exhausting in trying to fit everything in and then your band of gypsies coming through, although they do work for their money!
