It's taken a couple days for me to be ready to share this with all of you, but this story is a good safety reminder for this time of year.
On Sunday morning, my tenant slammed the door six times in as many minutes. He's been told numerous times to stop doing that...there's no need! After the 6th slam, I saw him leave for church.
I decided that this would be a good time to tape reminders on each side of his door...assuming he can read. I could smell something different than the usual putrid couch he owns so I went in to make sure there wasn't something wrong.
I was immediately hit by how hot it was when his thermostat has had to be secured at a reasonable temperature since he was keeping it at 75, all the time. I spotted the reason right away...thank the Universe that I went over there!
Without my knowledge, he was running a floor standing electric heater so it was 75 degrees in his apartment. But here is the frightening part...the heater was placed right next to the woodwork which was very hot and he had a large, plastic wastebasket about 3 inches from the front of the heater.
The wastebasket was already starting to melt and would have caught on fire very soon!!!! The heater was on high and he didn't come back for over 10 hours!!!
I quickly unplugged it and moved it away from everything. My Sister picked me up to go shopping, a short time later and if I hadn't discovered this situation, I would have come home to a burning house. I would have lost 4 pets, family treasures worth thousands, cash, meds....the list goes on and on. My Sister was so upset and worried for my safety that she removed the heater and brought it to my part of the house.
This man cannot be trusted to do anything he's told so the heater had to be where he couldn't get to it. My anxiety level has gone off the charts and my pain is close behind. All this, thanks to the tenant that I was trying to be extra nice to because of his disability...bringing food...trying to make life easier for him...
I have more to the story as he called me when he finally returned, but it will have to wait. Just typing this has increased the pain in my neck/shoulder by several numbers.

Are you allowed to enter his premises tho, without his permission? What tenant rights does he have? I wouldn't want you to get in trouble if he starts to make things even more difficult than they already are.
so sorry this tenant isn't what you'd hoped.
Naturally, I am curious as to what kind of conversation you and he had. I hope he took all of this seriously and didn't give you a hard time.

Even if you weren't being nice to him....dumb and dangerous is dumb and dangerous. BOOT!
When my tenant finally got home around 5:30, he slammed the door and called me almost immediately to find out what happened to his heater! I told him exactly what he did and that his heater was not going to be in posession until he was ready to sell it or give it to someone!
He completely ignored what he did and the seriousness of it and angrily told me that he'd asked me over and over to have just 2 more degrees of heat. He said I told him that 70 degrees was warm enough for anyone. We never had any such conversation! He made the whole thing up!
Then in a snotty tone, he asked me if I knew what poor circulation was! Still couldn't get him to even talk about the real issue and danger here. He's an asswipe and can't be trusted. I paced around for 2 days.
I've been a Landlord before so I know the rules...no worries there. Yesterday I called the woman in charge of his Housing case and let her know what was going on here.She's wonderful and so down to earth. I had met her when she did the initial inspection and lease so she knew who she was talking with.
So...I am drafting a letter and a list of rules/complaints. My Brother who is a Real Estate and Tax Lawyer in CA, is going to polish it up and make sure the wording is just so. Then I'm to give a copy to Darryl (tenant) and send a copy to the woman from the Housing Dept. to have on file.
Last night, Darryl called me to apologize...over and over. He was the flip side of the man I dealt with the evening after this had happened. He assured me it would never...ever happen again.
I don't believe a word he says. I'm going by the book. Right now, my neck and shoulder is killing me and yup...I'm working. Geesh...I don't need this crap!

You are smart to cover all of your bases, however, I will hope for the best that Daryl ends up being a good tenant and you will not have any more problems with him. You never know, right?
