Im trying to decide what to do with mine before I put it up for sale after the divorce, right now i can not sell it, everything is pretty much not allowed to be sold till after the divorce.
My central unit is toast (ac/heat) and that will cost a ton to replace also thanks to one of my bratty cats that likes to use the trim for a scratch post most of the trim work needs replacing also, grrr! I dont know if I should replace or sell as is. It might sell faster if everything is right and if that is the case I will fix stuff with the settlement just to get out, otherwise I can take off the price for repairs.. Im going to ask a real estate person what they think I should do.
Maybe you should ask a real estate agent what they think you should do then do what they say, that should satisfy both you and your wife.

There is such a thing called: HOUSE SOLD AS IS! Good if you can get a cash buyer who is willing to accept the condition of the house, not many these days. The other alterative, is hoping for a qualified buyer who has a lender. The problem is mortage lenders most likely will not approve their funding.

Around here, houses are sold AS IS all the time. Your best resource is a reputable realtor in the area where your house is located.

Since she wants to fix it up, tell her she has to pay for it too. It should not fall all on your shoulders. I hope all works out for you. Pray and hope for the best

Ditto: Get a local realtor to give you advice on whether to fix up or sell AS IS. You also don't want to do any fixes that aren't going to help you sell. A realtor can be more objective.

I did everything the realtor told me to. She hired a stager to give me 2 hours of staging advice. I did the recomended changes. I dropped the price after 10 showings and no offers and sold in 5 weeks.

If you sell AS IS be prepared to slash the price. Buyers are looking at a lot of houses that have been polished up for sale and have lower prices.

You could list is as a potential rental in the description of "For Sale, AS IS). Is it anywhere near live-in condition? That would help. I would definitely at least paint what you can, clean yard debris, etc., pimp it up just a bit. Some of this expense it time. Hugs...

I too am putting my house on the market. My real estate agent walked thru with me and pointed out all the things I could do if I wanted. I am on a very limited budget also. His suggestion was to have a contractor come in and give me estimates on the work that needed done. Each item was listed separately. The realtor has copies to show prospective buyers. It they want to pay my price ( or close to it) I will have the work done. If they want a lower price, they can have the work done or do it themselves. It's kind of a bargaining tool. I really need to sell and I would rather take a few thousand less than not sell. Of course, I too have the option of stating "As Is". Whatever helps it sell in this time of low housing sales.
