I want to start something for those of us that were married for a long long time. I think that we face a little different issues than those who were dating for a few years or even married for shorter period of time. Being married for so long we have older children some have grandkids dealing with teenagers and their reaction to the divorice empty nesters dating after 40...
My central unit is toast (ac/heat) and that will cost a ton to replace also thanks to one of my bratty cats that likes to use the trim for a scratch post most of the trim work needs replacing also, grrr! I dont know if I should replace or sell as is. It might sell faster if everything is right and if that is the case I will fix stuff with the settlement just to get out, otherwise I can take off the price for repairs.. Im going to ask a real estate person what they think I should do.
Maybe you should ask a real estate agent what they think you should do then do what they say, that should satisfy both you and your wife.
I did everything the realtor told me to. She hired a stager to give me 2 hours of staging advice. I did the recomended changes. I dropped the price after 10 showings and no offers and sold in 5 weeks.
If you sell AS IS be prepared to slash the price. Buyers are looking at a lot of houses that have been polished up for sale and have lower prices.
