  hey jade: i never request a full security so there isn't a lot of fanagling at the end. there is a contract you can get that automatically deducts 100 dollars for cleaning out the unit. if they paint a color that bleeds which is what she did and doesn't cover it for you with primer or ANYTHING so it can easily be repainted, taking out for paint as well. the damages for blowing the electric and pulling out the things on the side of the wall etc., plus the food missing there was such a long list easily surpassed her amount, but i didn't sue her. some tenants are perfect and they get everything back. most of them are not and don't expect it because of the cleaning fee. to be frank the majority are fairly slobbish. lol. which is fine, as long as they don't harrass me. i didn't report the harrassment either, because i don't want the stress of going to court, but some people who really get into being a landlord, actually have a lawyer they use all the time and they sue people on a regular basis, almost like its part of their job in life to sue people. i do a criminal record check if i rent to people. i don't befriend tenants, its a job and that is all. a lot of people make the mistake of befriending and end up with tons of trouble from it. you need to have buffer zones. being a landlord isn't bad, but its a lot of work. i think managing a storage facility is probably a better way because the tenants don't actually live there.
